Repair Program

Can an FHA 203(k) loan cover plumbing work?

By All Purpose Anytime Services LLC

Buying a house with old galvanized pipe or a sewer line full of roots? An FHA 203(k) loan can fold the plumbing into the mortgage, so the repair money comes with the purchase or the refinance instead of out of your savings after closing.

What it covers

HUD lists plumbing system repair, replacement and upgrades, plus septic system repair or replacement, as work a 203(k) loan can pay for when it is part of a purchase or refinance renovation. Repiping, a new sewer lateral and a failed water line all fall under plumbing. Septic is not work we do.

How the money reaches the contractor

The renovation money sits in escrow. The contractor is paid in draws as each stage of the work passes inspection.

Who you deal with

The loan comes from an FHA approved lender, and the lender runs the process. We are not a lender and we don't arrange financing.

Where we fit

If your lender asks for a written plumbing estimate, that is what we send after every walkthrough. It names the repair and every part, and it doesn't change unless something new turns up once a wall is open, in which case that piece gets its own price. Sewer lines get a camera before we quote, and we check the address first, because the permit and who owns which part of the line change from one jurisdiction to the next.

How draws and inspections line up with the work is something to settle with the lender and with us before closing.

Before you apply

This reflects the program as of October 2026. HUD and your lender decide what the loan covers and who qualifies.

Where this comes from

We built this page from our October 2026 research on the FHA 203(k) Rehabilitation Loan, from the US Department of Housing and Urban Development, through FHA approved lenders.
