Water heater repair in MD, DC and Northern VA

No hot water usually means a failed part, an element, a thermocouple or a gas valve, and parts can be replaced. We check those first and only point you to a new tank when the tank itself is done.

What your water heater might be doing

We work on gas and electric tanks and on tankless units.

  • No hot water at all
  • Hot water runs out quickly
  • Water around the base of the tank
  • Rumbling or popping from the tank
  • Rusty or discolored hot water
  • Pilot or ignition failures

What changes the price

  • Which part failed
  • Whether the heater is gas or electric
  • How old the tank is and whether its parts are still made

One part away, or past saving?

Plenty of dead water heaters are one part away from working again. Some aren’t worth the part. You hear which before you spend anything.

Heat source checked first
On electric that means the elements and thermostats. On gas it’s the thermocouple, the burner and the gas valve. Most no hot water calls end right there.
Sediment and anode looked at
Rumbling, short hot water and rusty water usually trace back to sediment or a spent anode rod, and both can be dealt with on a tank that is not too old.
A straight answer on age
If the tank itself is leaking, or the label says it’s well past ten years, we’ll tell you a repair is money you won’t get back.

How every job runs →

Before anyone sells you a new tank

Find out where the water is coming from first. A drain valve, a fitting or the relief valve discharge can each put water on the floor, and every one of those is a repair.

Hard water wears tanks out early. A heater that's never been flushed in a hard water area won't reach the age on its label, so the sticker only tells you half of it.

Our work on a repair carries a 60 to 90 day warranty. Ask which term your job gets when the estimate comes, and we'll put it in writing.

Before you book water heater repair

Being told to replace it when it does not need it.

Tanks commonly last eight to twelve years. Under eight, a repair is usually the right call, and we tell you plainly which side of that yours is on. A tank never flushed in hard water won’t reach the age on its label.

The rumbling means it is about to fail.

Rumbling is sediment boiling on the floor of the tank. Flushing helps if you catch it early. Left alone, you lose hot water capacity first and then the tank.

The fix will not last the week.

We check the heat source, sediment, anode rod and relief valve, then confirm the recovery before we leave.

Waiting for someone who never comes.

We treat no hot water as urgent, so it gets scheduled within 48 hours, with the arrival window texted ahead. The phone is answered every day from 7:00 AM to 7:00 PM.

When water heaters fail around DC

A tank works hardest when the incoming water is coldest, and water heater failures peak in December. If yours is past ten years, the repair money is usually better spent on a replacement you schedule yourself. Read repair or replace a water heater.

How the job runs

  1. 1We start with the heat source. That's the element and thermostat on an electric tank, or the thermocouple, burner and gas valve on gas.
  2. 2Then we look at the sediment, the anode rod and the relief valve, which between them explain most of the complaints we hear.
  3. 3We tell you straight whether it's worth repairing or the tank is done.
  4. 4After the repair we wait for the tank to recover and check the hot water before we leave.

Questions we get about water heater repair

The tank is leaking. Can it be repaired?

⌄
Not if the tank itself is leaking. Once the inner tank lets go, it's finished. Water from a fitting, the drain valve or the relief valve is a different story, and those are repairs.

What is the rumbling noise?

⌄
That's sediment on the bottom of the tank boiling under the burner. Flushing helps if you catch it early. Leave it and you lose hot water capacity, and eventually the tank.

How old is too old to repair?

⌄
Tanks commonly last eight to twelve years. Under eight, a repair is usually the right call. Past ten, put the repair money toward a new one.

Can a plumber fix a water heater, or does it need replacing?

⌄
Most of the time it can be repaired. What usually fails is a part, like the element or thermostat on an electric tank, the thermocouple, burner or gas valve on gas, or the relief valve. A leak from the tank itself can't be fixed. You get the diagnosis and a written price before any work starts.

How much does water heater repair cost in Washington DC?

⌄
Angi's Washington, DC page puts water heater repair at $676 on average, with most jobs between $236 and $1,115 (page read October 2026). Where yours lands depends on which part failed. An element, a thermostat or a thermocouple sits toward the low end, and a gas control valve sits higher. We don't quote it over the phone. You get the diagnosis and a written price after a free look.

What does rusty or discolored hot water mean?

⌄
If only the hot water is rusty, the water heater is the likely source. Either the anode rod is used up and the tank has started to corrode, or sediment is coming off the bottom. If the cold water is discolored too, look at the pipes or the water supply instead. Rust from a tank past ten years old usually means replacement is close. On a younger tank, a new anode rod and a flush can be the fix.

Why does my hot water run out so fast?

⌄
Sediment is the usual first suspect. It fills the bottom of the tank and takes up room the hot water used to have. On an electric heater, a failed lower element leaves only the top of the tank heating, and the hot water runs out in minutes. Sometimes the heater was simply too small for the household, which shows when showers run back to back. We check the element and the sediment first, because both are repairs.

Why does my water heater keep shutting off?

⌄
On a gas heater, the usual cause is a pilot that won't stay lit because of a worn thermocouple, a dirty burner or a flame short of air. Electric heaters usually trip their high limit switch, which points to a failing thermostat or element. Both are repairs. If the heater shuts off and you smell gas, leave the house and call your gas utility from outside.

My water heater is leaking everywhere, what do I do right now?

⌄
Shut it down, protect the room, then call. Cut the power or turn the gas to off, shut the cold inlet valve on top of the heater, and if water is still spreading, close the main for the house. Move boxes and anything electrical out of the water. Call (240) 695-4415 between 7:00 AM and 7:00 PM, or send the form after hours. A leaking heater goes ahead of routine work, and whether it can be repaired depends on whether the water comes from a fitting or valve or from the tank itself.

Is no hot water an urgent repair?

⌄
We treat it as urgent plumbing. We don't run an overnight service, but a cold tank gets a visit inside 48 hours, in business hours, before the routine jobs on the list. Before you call, check the easy causes. On an electric heater, look for a tripped breaker. On a gas heater, see whether the pilot has gone out.

How do I shut off a leaking water heater safely?

⌄
Turn off the energy first, then the water. On an electric heater, switch off its breaker. On a gas heater, turn the control knob to off or pilot. Then close the cold water valve on the pipe feeding the top of the tank. Leave the relief valve and the hot pipes alone, and don't drain a tank that has just been heating, because the water inside can scald.

No hot water this morning?

Look at the date on the label and check whether it’s gas or electric, then call. No hot water counts as urgent and is scheduled within 48 hours.
