Pipe repair and repiping in MD, DC and Northern VA

A pipe that leaks again a foot from the last repair is telling you about the whole run. We look at the pipe on both sides, then price a section repair and a repipe so you can choose.

Pipe problems we fix

Mostly older houses still on galvanized, cast iron or early copper.

  • A pinhole leak, especially a second one on the same run
  • Green or white crust on copper joints
  • Brown water for a few seconds when you open a tap
  • Pressure that has faded across the house over the years

What changes the price

  • Fixing one section or repiping the whole run
  • What the pipe is now and what replaces it
  • How we get to it, through a slab, a wall or a ceiling

One bad joint, or a tired run of pipe?

Sometimes a leak is one bad joint. Sometimes it’s the first sign that the whole run is wearing thin. We work out which before pricing anything.

One joint or the whole run
We look at the pipe on both sides of the leak. Thin copper or pitted galvanized next to the failure tells you the next leak is already on its way.
Patch and repipe side by side
When both are honest options, you get a price to fix the section and a price to repipe that run, next to each other. You pick.
Pressure tested before we go
We pressure test the repaired section and leave the opening ready for the wall repair, which gets its own quote.

How every job runs →

When a pipe froze and split

A patch on a pipe that split in a cold wall gets you through this winter. If that pipe runs through a space that can't be kept warm, moving it into the heated part of the house is what stops it happening again. We price both, and you choose.

For a lot of pipes, insulating the run and sealing the gap where the cold got in is enough. The one worth moving is the line that runs somewhere nobody heats, like the ceiling over a garage.

If you're going through insurance, say so when you send the request. We'll itemize the pipe work separately from the ceiling or wall work so the adjuster can follow each line.

Before you book pipe repair

You patch it and the next leak is a foot away.

We look at the pipe on both sides of the leak. Two pinholes in a year usually means the whole run has thinned.

Being pushed into repiping the whole house.

You get a price for fixing the section and, where it makes sense, a price for repiping that run. The two sit side by side and you pick.

The price moves once the wall is open.

Getting at a pipe in a slab costs more than one behind drywall. We tell you which you have, and the number is in writing before work starts.

The wall stays open after the plumber leaves.

We pressure test the repair and leave the opening ready for patching. The patch has its own price, agreed before we start.

When pipes fail around DC

The average first freeze in Washington is around November 12, and pipe in exterior walls, attics and crawl spaces freezes first. If one splits, shut the main, open a low tap and call. A repipe you already know you need is easier to book in October than in January. See frozen pipes and ceiling damage.

How the job runs

  1. 1We work out whether it's one failed joint or a whole run near the end of its life.
  2. 2We open up the bad section and look at the pipe on both sides of it. That is what tells you whether another leak is on the way.
  3. 3You get a price to fix the section and, where it makes sense, a price to repipe the run, side by side.
  4. 4We do the work, pressure test it, and leave the opening clean for the drywall patch.

Questions we get about pipe repair and replacement

I have had two pinhole leaks in a year. Is that a pattern?

⌄
Yes. It usually means the pipe has thinned along that run, and bad luck has little to do with it. Repiping the section costs more than a third patch, and less than the fourth and fifth patches plus the water damage.

Will the plumber need to cut into walls or floors to reach the pipe?

⌄
Sometimes, when the pipe runs inside a finished wall, ceiling or floor. We trace the fault first so the opening is one planned cut in the right place, show you where it will be before anything is cut, and keep it as small as the repair allows. Closing the wall is priced as its own line, and a cavity that got wet is dried out before it is closed.

Should I repair the pipe or replace that section of plumbing?

⌄
Repair it when one joint or one spot failed and the pipe on either side is sound. Replace the section when the pipe around the failure is thin, corroded or already patched. We open the bad section and look at the pipe on both sides, and when both are honest options you get the repair price and the section price side by side.

Why do my pipes make banging or rattling noises?

⌄
A bang when a tap or the washing machine shuts off is usually water hammer, moving water stopping hard against a valve that closed fast. Rattling while water runs usually means a pipe has come loose from its straps and is knocking against the framing. High water pressure makes both worse, and a gauge on an outside tap reads it in a minute. The fix runs from strapping the pipe again to fitting hammer arrestors or a pressure reducing valve, and we tell you which once we have heard it.

How do I verify the plumber is licensed for a job this size in this area?

⌄
Ask for the license number and the certificate of insurance, and check both before you sign. A repipe in Montgomery or Prince George's County is WSSC Water licensee work, and the licensee has to give you the number. In DC and Virginia, ask which board licenses them. Ask who pulls the permit as well. Our Home Improvement Contractor License is No. 420226000078, held by All Purpose Anytime Services LLC, and the certificate of insurance comes on request.

What do I do if a corroded pipe starts leaking in several places at once?

⌄
Close the main shutoff and leave it closed, then drain the lines from the lowest faucet you have, such as a laundry sink or a hose bib. Several leaks at once on old pipe means the run has failed along its length, and patching each one tends to buy days. Tell us which rooms are wet. A job like this gets a slot within two days, ahead of routine work, and the run is priced as a replacement with the patch price beside it.

Second pinhole leak this year?

Two in a year is usually the pipe telling you something. Tell us where the leaks were and whether the pipe is copper, galvanized or plastic.
