Plumbing in Arlington, VA

Plumber in Arlington, VA

Arlington plumbing splits two ways. In a Rosslyn or Ballston tower the riser belongs to the building, and in a 1930s Cherrydale house every pipe is yours. We work on both.

In Arlington, find the shutoff first

Arlington plumbing starts with who owns the valve. Much of the county lives in towers along the Orange and Silver Line corridor, and the other half lives in 1920s to 1950s houses in Cherrydale, Westover and Lyon Village.

The tower job runs on the building's calendar. The house job runs on yours.

In a tower, call your management office first. In a house, call us, and we look at the whole system along with the drip.

Worth knowing here

The riser rule

In an Arlington high rise, the vertical pipe that feeds every unit in your stack belongs to the building, and so does the valve that shuts it.

Rosslyn, Courthouse, Clarendon, Ballston, Crystal City and Pentagon City grew up around their Metro stations, so most of their homes are stacked. A leak at your vanity can be a leak in the unit above you. Your management office books the shutdown, and the repair fits inside that window.

Garden apartments and detached houses have no riser rule. There the shutoff is yours, usually in the basement or crawlspace where the line comes in, and it pays to find it before you need it.

Why Arlington calls a plumber

Water through the ceiling of a condo

A stain spreads across your bathroom ceiling in a Ballston or Rosslyn tower. Water leak detection traces whether it starts in your unit, the one above, or the shared stack, and you take that answer to the building engineer.

Closet water heaters in condos

Many Crystal City and Pentagon City units keep the water heater in a closet next to the bedroom. When the tank starts weeping into its pan, you want it swapped before the pan overflows onto carpet.

Pre-war houses in North Arlington

Cherrydale, Lyon Village and Waverly Hills have houses old enough to still carry galvanized supply or cast iron drains. Weak pressure upstairs and a slow basement drain are the two calls those houses make.

Garden apartments from the 1930s and 1940s

Buckingham, Colonial Village and the garden-style complexes along Columbia Pike went up in the late 1930s and 1940s. Fixtures, shutoffs and drain lines in those buildings are at the age where they fail one unit at a time.

Basement drains in Westover and Bluemont

A floor drain that gurgles or backs up when the washer runs is the lowest point in the house telling you the main line is slowing down. A camera shows where.

Restaurant kitchens in Clarendon

Wilson Boulevard and the Clarendon blocks are lined with restaurants. Grease, floor drains and hand sinks keep a commercial kitchen passing inspection, and that work gets scheduled around service.

From Bryans Road to Arlington

Measured as the crow flies, Arlington lies roughly 16 miles north of our Bryans Road shop. The county line is only about 4 miles from the Capitol, deep inside the 30-mile radius we cover.

The drive goes up MD 210, Indian Head Highway, across the Potomac on the Woodrow Wilson Bridge on I-495, then north on US 1 or I-395 past the Pentagon.

Reagan National Airport sits on the river side of that route. Arlington National Cemetery and the Clarendon Metro station mark the north half of the county on the map.

Plumbing questions from Arlington

My Arlington condo has a leak. Is it mine or the building's to fix?

⌄
Often both. In the Rosslyn, Ballston and Pentagon City towers the riser, the main shutoff and often the water heater belong to the building. Work inside a stack needs the building engineer and a scheduled water shutdown, so call the management office first, then us.

Is Arlington water and sewer handled by WSSC?

⌄
No. Arlington County runs its own water distribution and sewage collection, and buys treated water from the Washington Aqueduct at Dalecarlia, the same Potomac source as DC Water and Fairfax Water. Meter, service line and sewer lateral questions go to the county, not to WSSC across the river.

My condo water heater is in a closet. Can it be replaced there?

⌄
Usually, yes. The new tank has to fit the closet, the drain pan and the building's rules on venting and access. Send us the label photo and the closet size, and we tell you what fits before anyone books a shutdown.

Do you work in the garden apartments along Columbia Pike?

⌄
Yes. Owners and landlords in those 1940s buildings call us for shutoffs, toilets, drains and water heaters, one unit at a time or a few in a row.

Do you work in the houses around Westover and Bluemont?

⌄
Yes. The detached houses around Westover, Bluemont and Waverly Hills get the full check, which covers the supply pipe, the main drain, the water heater and the shutoffs, written up before any work starts.

Do plumbers in Alexandria and Arlington charge more than in Washington, DC?

⌄
We don't charge by jurisdiction. Our price comes from the house and the job, the same on either side of the river. We haven't found a published figure comparing plumbing prices in Northern Virginia with DC, so we won't guess at what other companies charge. What does change is the paperwork. Arlington County runs its own water and sewer, Alexandria splits them between Virginia American Water and the city, and DC has DC Water.

Are there drain repair companies in Arlington that use camera inspections?

⌄
Yes. We run a camera down the line when a drain keeps blocking or several drains back up together, which in Westover and Bluemont often means the basement floor drain. You watch the footage before anything is priced. In a tower, a stack that serves several units needs the building engineer, so call the management office first.
