Residential · Active or suspected leak
Get a written leak and pipe repair plan
There’s a stain on the ceiling, or the water bill doubled, or a leak somebody patched has come back. We find where the water is coming from and write up the repair, including the wall and ceiling work it takes to put the room back.
Fixing the pipe is half of it. Putting the ceiling back is the other half, and this plan prices both before anyone opens a wall.

When this is the right document
Water is showing up somewhere and nobody has told you where it is coming from, or somebody has repaired it once already and it is back.
Homeowners, landlords and property managers with one affected area, or water showing up in several places at once.
How this differs from a free estimate
A free estimate assumes someone already knows where the water is coming from. When nobody does, or the first repair didn’t hold, the job is finding it and writing down what the fix really involves. This plan pays for that search, the photos and a scope that includes putting the wall or ceiling back.

- Putting the room back, priced as part of the job, covering what gets opened, what gets replaced, and the drywall, finishing and paint to close it up
- Which parts of the work are plumbing and which are drywall, finishing and paint
- An All Purpose Plumbers budget range for each option
- A 30-day scope validity period
Sizes and price
One stain or one wet area is the smaller plan. Water turning up in more than one room, or a supply problem nobody has been able to trace, is the larger one. We don’t publish prices. Photos of the damage are usually enough for us to tell you which, and what it costs.

How it works
- 1You send photos of the stain, the damp spot or the damage, and we check a plan is what you need before any money changes hands.

- 3On the day, a plumber traces the water on the accessible plumbing and photographs each finding and access point.
- 4The written plan reaches you 2 business days after the visit.
- 5Book the repair with us inside 30 days and the whole plan fee is taken off the repair.

Describe where the water shows up, when it is worst and whether anyone has already tried to fix it. Photos of stains, damp patches and the area under nearby fixtures help most. We confirm the tier, invoice you and book the visit, and no payment is taken until we agree the plan fits the situation.
