How we find a hidden leak
By All Purpose Anytime Services LLC
The goal of leak detection is one opening in the right place instead of several in the wrong ones. It works by ruling things out. First prove water is moving, then work out which part of the system it is in, and narrow it down before anything is cut.
Step 1: Prove it is a supply leak
Every tap and appliance goes off. Then we watch the meter. If it still moves, water is leaving the pipes somewhere it should not. If it does not, the water is coming from a drain, a fixture or outside the plumbing altogether.
Step 2: Split the system
Hot side or cold side. Inside the house or on the line feeding it. Closing valves one section at a time tells us which part of the system is losing water, without opening anything.
Step 3: Narrow it down
Moisture readings, pressure and the route the pipe takes narrow it to a small area. The stain is a clue, and only a clue. Water runs along pipe and framing before it drops, so it usually shows up away from where it started.
Step 4: Agree the opening
You are shown where we believe the leak is, and what opening up will involve, before anything is cut. The goal is one planned opening instead of several exploratory ones.
Step 5: Repair, test, hand over
Once exposed, the repair is priced in writing and made. The line is pressure tested. If water has already damaged drywall, insulation or flooring, we tell you what that repair involves as a separate job.
Signs you need it
- A water bill that jumped with no change in use
- A stain that keeps spreading
- The sound of running water with everything off
- A warm spot on the floor, which can be a hot water line under a slab
- Low pressure across the whole house
