Cost Guide
How much does a plumber charge to find a hidden leak in Northern Virginia?
By All Purpose Anytime Services LLC
Your water bill jumped, or a stain keeps spreading across the ceiling, and you want to know what it costs to have someone find the leak. We couldn't find a reliable published price for hidden leak detection anywhere in Northern Virginia, so we won't make one up. The cost turns on whether the water is leaving the supply side or a drain, and whether the pipe is in a wall, a ceiling or a slab. Our written Leak & Pipe Repair Plan covers one leak or area, or several, and we price it once we know which.
What we found when we looked
We went through the cost sites looking for a Northern Virginia number. Homeyou's Arlington page shows the same figure as its low, its average and its high, which looks like a placeholder, so we didn't use it. Searching Angi and HomeAdvisor turned up no leak detection page for Arlington, Fairfax or Alexandria. Homeyou has figures for Norfolk and Richmond, but those aren't Northern Virginia and we didn't borrow them.
That leaves a price for your house, in writing. The rest of this page is what goes into it, so you can judge whatever number you're given, ours included.
Why one leak costs more to find than another
A supply leak shows on the meter with every tap closed. A drain leak only runs while something is being used, so it gets tested fixture by fixture, and that takes longer.
Where the pipe is matters next. A ceiling leak under a bathroom in one of Arlington's older garden apartment buildings is usually reached from the room below. A hot water line under a slab takes longer to pin down and more to open.
Water also travels before it shows. It runs along framing and pipe and drops somewhere else, so the stain marks where it got out. The longer that run, the more testing before we make the one opening.
And it matters which side of the meter the leak is on. Arlington County runs its own water and sewer. Alexandria issues its own permits through the city's Department of Code Administration, and Fairfax County is separate again. A leak on the authority's side is theirs to fix.
What it costs with us
If you can see the leak, the diagnosis is free and there's no call out fee. A hidden leak is leak detection, a job of its own, and you hear the fee when you book. We start at the meter, split the system, then work from moisture and pressure readings, and we show you where we think the leak is before anything gets cut.
When nobody can say where the water is coming from, or a repair didn't hold, our Leak & Pipe Repair Plan covers one leak or one affected area, or several areas or a whole-house supply review. It prices the drywall and paint to close the room back up, and the fee is credited toward repair work booked within 30 days. Ask us what it costs for your house.
We won't close up a cavity that's still wet. If a second problem turns up once the wall is open, the work stops and that piece gets its own price.
Where these numbers come from
There are no market numbers on this page, and that's on purpose. In October 2026 we checked Homeyou's Arlington leak detection page, found one figure filling its low, average and high, and set it aside. We searched Angi and HomeAdvisor for Arlington, Fairfax and Alexandria and found no leak detection page. Other plumbers' own websites aren't sources for us, so we left them out.
The only prices here are ours, the two Leak & Pipe Repair Plan tiers and the credit, taken from our published offers.
